The real estate visit – If you want to sell your house, you have to start with good preparation. Once you have put your property up for sale, visits are likely to rain. How to organize a successful visit? The answer right away…

At Côté Sud Immobilier, we firmly believe that the owner himself is the best agent to sell his house. That’s why, today, Sendy, one of our best real estate agents, reveals his top tips for a successful visit!

A good preparation

A successful real estate visit requires good preparation. So, you have to start by tidying up and cleaning the interiors and arranging the exteriors. It is also necessary to ventilate the rooms and bring in as much light as possible to create the most pleasant atmosphere. Also very important, you must keep your spaces impersonal by storing your personal items as much as possible because by putting your house on the market, it must allow future buyers to visualize themselves living in this place. Indeed, tidy, airy, bright and impersonal spaces make it easier to project yourself.

Take the tour in a logical order

Whether on your own or with the help of a real estate agency, it is important to follow a pre-established itinerary. At Côté Sud Immobilier we prefer to start with the interior, especially the main living rooms (kitchen, living room, dining room) and carry on with the bedrooms, the bathroom, to finally come back to the main rooms, in order to remind them of the best parts before their departure. Then we conclude with the exterior parts such as the garden, the garage and others. The most important thing is to have a logical organization.

The real estate visit : What to say ?

The ultimate goal of a visit is to share the maximum of information about the house. This will reflect a total transparency from the owner to the potential buyer who will feel reassured. Then, it is important to address these few points:

  • Announce the surface of the rooms
  • Talk about any work undertaken (electricity, plumbing, painting, flooring, etc.)
  • Indicate the equipment provided at the time of the sale (furniture, cupboards, appliances…)
  • Discuss any other renovations you plan to do before the sale is finalized

The real estate visit: Adopting the best attitude

Adapt to your visitor, depending on whether it is a couple with children, elderly people, etc… If the customers are open, don’t hesitate to discuss to determine their search criteria. If, on the other hand, they are rather discreet, stay more in the background. The goal is to really put them at ease. Then offer your support without being too prescriptive. A nice presentation is essential but don’t impose your presence, leave your customers free, as if they were already at home. Even better, offer your visitor the opportunity to take a tour of the premises on his own, as this will certainly help him to imagine the improvements he could make. However, stay close in case they have any questions.

In conclusion, it is important to highlight all the assets of your property. Don’t forget to mention the geographical location, proximity to schools, transportation, shops and also the neighborhood. You are, after all, the best real estate agent of your home!
