Documentation : Real estate purchase and sale

Documentation – The Financial Intelligence Unit (FIU) Mauritius was set up in August 2002 under the provisions of section 9 of the Financial Intelligence and Anti Money Laundering Act. It is the central agency in Mauritius responsible for receiving, requesting, analyzing and disseminating to the investigatory, supervisory authorities, Registrars and overseas FIU disclosures of information regarding suspected proceeds of crime and alleged money laundering offences as well as the financing of any activities or transactions related to terrorism to relevant authorities

To help real estate agents in meeting their obligations under the FIAMLA Act, United Nations (Financial Prohibitions, Travel Ban and Arms Embargo) and Sanctions Act 2019 (UN Sanctions Act), the FIU have set up some guidelines for real estate agencies. In a view to fight money laundering activities, sellers as well as purchasers in the real estate sector should provide genuine evidence of their identify and source of funds.

Documentation – The list of documents to be provided are as follows:

Individual Buyers :

  • Certified copy of Birth Certificate (less than 3 months)
  • Certified copy of Mauritian ID
  • Certified copy of Birth Certificate of spouse (less than 3 months) if applicable
  • Certified copy of Mauritian ID / Passport for spouse if spouse is a non-citizen
  • Certified copy of Marriage Certificate (less than 3 months) if applicable
  • Certified copy Divorce Certificate if applicable
  • Latest proof of address
  • Profession, address & email and telephone numbers for both client and spouse
  • Source of funds (pay slip / loan offer letter/savings certificate, etc …)

Individual Sellers :

  • Certified copy of Birth Certificate (less than 3 months)
  • Certified copy of Mauritian ID
  • Certified copy of Birth Certificate of spouse (less than 3 months) if applicable
  • Certified copy of Mauritian ID / Passport for spouse if spouse is a non-citizen
  • Certified copy of Marriage Certificate (less than 3 months) if applicable
  • Certified copy Divorce Certificate if applicable
  • Latest proof of address
  • Title deed
  • Original Plans (Site plan, Location plan, architectural plans, floor plans, etc …)
  • Site plan signed by a registered Land surveyor
